There are certain questions that he can't answer someone without having a written contract with that person. For instance, if a buyer asks Adam his opinion on value for a property that they are considering making an offer on, he is not supposed to provide it unless that buyer is under written buyer brokerage agreement with him (whether exclusive or non-exclusive), & Adam's opinion won't be as accurate without physically going and seeing the property due to many factors that aren't present even when a full virtual tour is present. For those who are under contract with him, there are some still some things that Adam can't answer. For instance, if a buyer asks his opinion on the crime in a neighborhood, he can't give it, while he can direct you to resources about factual data on crime (i.e. the Trulia crime map for suburban/urban neighborhoods or Realtor.com's crime map for more rural areas.
