Typically you shouldn't sell as is, because you'll typically be netting lower profits by selling as is than you would if selling after doing some work to the home and being willing to do more work should the buyer request reasonable repairs. That said, there are some exceptions where selling as is will be viable.
Informed sellers know that it's most often best to put a home in cost-effective marketable shape prior to listing it. Some buyers almost fall in love with a house, but are held back by a single negative feature. By doing cost effective work up front, even if they hire out all the work, sellers should make higher net profits than if they left it alone.
There are certain times of the year where photos at your home and in the area are better than other times, and when exactly that is depends on the year and depends on unique elements of your property. Especially if you're selling in the Winter, it's a good idea to get a head start months in advance for photography prior to the Winter, but even if you're not selling in the Winter, it's still a good idea to reach out about optimal timelines for photography, because in some case, the Winter itself produces some ideal imagery at the house or in the area.
Besides looking for experience and reviews, there's a number of things that I suggest you look for in your search for a listing agent. Often when I see articles online I see bad questions about agents that don't really tell you much in themselves without more questions.
