Responsibilities & Inspector Options Including Deadlines Template for REIN & VAR Offers
While not fully comprehensive on all responsibilities, deadlines, & Inspector options, I've developed a resource to provide a brief synopsis of some of the main items to focus on. To use this spreadsheet most effectively, it's important to keep in mind the following:

Color Coding & deleting columns/rows that don't apply if Adam isn't your agent or if your listing package doesn't include Adam filling out the form (i.e. low commission sellers)
The headers in row 1 & Column A are color-coded based on the following:
Yellow means that something often doesn't apply. That said, something can be white and still not apply, such as a home inspection if no home inspection contingency is present.
Purple means that something is applicable to a Virginia Association of Realtors contract.
Blue means that something is applicable to a Real Estate Information Network Standard Purchase Agreement.
Service Provider Recommendations
The public spreadsheet here includes no specific service provider recommendations. Conversely, for sellers who have signed the affiliated business disclosure & Recommended Service Providers form, you'll be provided with separate spreadsheets or documents regarding:
Home Inspectors
Septic / Well Inspectors
Chimney Inspections
Pool Inspections
Wood Destroying Insect / Wood Destroying Organism Inspections
Contractors/Cleaners
Surveyors
Warranties

As typically the case when using Google sheets, this spreadsheet is best utilized with a large screen such as from a desktop or laptop.
Not fully comprehensive
There are additional responsibilities and obligations as well as additional inspector options outside of this spreadsheet. It's to be used as a resource, but shouldn't be exclusively relied on. The contract itself will have more detail in terms of your responsibilities.
Strike-throughs & blanks filled in
There are times when blanks are filled in and when typical language is struck. Sometimes that will shift the responsibility from one party to another. All of that information is best added to the spreadsheet, at time of contract ratification and with any changes with new addendums.
