My primary coverage area is in blue.

The green and yellow zones are areas where I work at times but aren't my primary target areas though I have good MLS coverage. I am based out of Smithfield, VA. For buyers that can set up the search on their own (with my guidance if desired via remote desktop), I can help those beyond these borders at times as long as it is within VA. Even in areas where I have good MLS coverage, my ability to help personally does depend primarily on price (map with price & MLS factored in) in areas distant from Smithfield. When I won't personally be in a good position to help, I can often refer you to another agent who can. As of 3/7/22 I have access to the following MLS with their office location in parenthesis to have solid coverage in all of the yellow, green, and blue areas below where at least one of the below MLS is dominant: 

Central Virginia Regional MLS (Richmond)

Chesapeake Bay & Rivers Association of Realtors (Hartfield)

Northern Neck (Callao)

Real Estate Information Network (Virginia Beach)

Williamsburg (though REIN actually has more sales than Williamsburg even within Williamsburg, last I checked)

III. Video Options

 

Many of my meetings with buyers and sellers, when not at a property considered for sale/purchase, are performed digitally. I have options for screen share, remote desktop, etc. that makes those that can hop on a Zoom session (how to join Zoom session) able to accomplish much of that which could occur in a face-to-face meeting in person.

For those who prefer distance viewing of properties (whether a buyer or a seller), I can show you homes live with multiple platform options and/or I can record footage of a home, video after contractor repairs/updates, or of an overview of an inspection at the house for you in HD to view at your leisure. I have unlimited cloud storage, with 100's of GB of video I've shot already, and can put all your videos of homes in one private place. I am also available for webcam chat including Google Hangouts (Adam.b.garrett@gmail.com), Google Meet, Skype (Adam.B.Garrett), Facebook, Oovoo, Zoom, a video call, etc. I prefer using Zoom in light of the features it has, including screen sharing, remote desktop, zooming with video, recording, etc.

I also can arrange digital signatures for most aspects of a transaction with some exclusions for closing which is best done with wet signatures & a notary or at whichever closing company you are using. I also have uploaded some instructions for buyers (such as for initial disclosure forms to sign, Matrix viewing of properties, phantom property availability, flood zones within Matrix, area quality, etc.) and for sellers (such as an explanation of forms to sign for listing: be sure to notice the ability to skip ahead via the description to particular forms) that can be viewed remotely without the need to come into the office. 

For those who prefer a more hands-on approach, including those who don't type and don't have an email address, I can work with faxes or in-person if you are in most of SE VA. I have a portable printer & excellent quality camera phone (Samsung S-22 Ultra 5G as of 10/26/22) for scanning which is helpful in this regard and our scattered offices are helpful.
